What is Electronic Opt-Out for Five Years?
Opting-Out refers to the process for removing your name from lists supplied by the Consumer Credit Reporting Companies, Equifax, Experian, Innovis and TransUnion, to be used for firm (preapproved / prescreened) offers of credit or insurance. Your rights as a consumer under the Fair Credit Reporting Act (FCRA) include the right to "Opt-Out" for 5 years or permanently.

What kind of training and support does United Brokers Real Estate give to our agents, to help our clients? Well, here is a sample scenario we provide through training:
You are representing your seller in a short sale transaction. You have worked really hard, and you just got an offer accepted. Congratulations, you did great!
Much time passes... at the very last moment, ten days before the close of escrow, the seller's lender states, "Purchase price to be $475,000 ($10,000 higher than the original offer price). Gross compensation to be 4%."
Two Problems: 1) The Buyers are expecting to only pay $465,000. 2) The Selling Agent is demanding 3% because that is what you put in the MLS.
You forgot to state in the MLS:
Short sale and gross commission subject to lender approval.
Any commission reduction to be split 50/50.
In the Counter Offer, you forgot to state:
Offer subject to third party lender approval.
You spent 4+ months working, the sellers have to pay $10,000 they don't have, and you have to give up your compensation (and then some) to try to get out of this mess.
Let that be a lesson learned that you did not have to experience for yourself.
